Memphis Women Allege Real Estate Fraud

MEMPHIS, Tenn. – A hopeful dream of homeownership has turned into a troubling ordeal for two women in Memphis, who now find themselves embroiled in allegations of fraud against a local real estate investor, Xavian McNeal.

Background of the Allegations

Idella West, a nurse and graduate student aspiring to establish a residential care facility for veterans, met McNeal through mutual acquaintances. West aimed to invest in property to fulfill her mission of aiding others, but her plans quickly unraveled.

After transferring nearly $1,800 via CashApp for a down payment on a property near Jackson Avenue, West said she never received the house she was promised. “He took my money for his own personal gain,” she stated. “He did nothing he said he was going to do. And it’s like, how can you do that to someone?”

Investigation Reveals More

Further examination by FOX13 revealed McNeal’s troubling history, including an ongoing criminal case involving theft. An unnamed woman accuses him of misappropriating $38,000 intended for the acquisition of two properties. According to her affidavit, McNeal failed to deliver on the agreement, although he did refund $1,000 via CashApp.

Expressing her dismay, she said, “I was just angry. I mean, I’m a single mom, I’m a female, I’m a health care provider, and I just—really, I was really shocked. I couldn’t believe it.”

McNeal’s Response

When contacted by FOX13, McNeal declined to comment in detail, merely stating, “We’re in court with an attorney. I can’t speak on any of that.”

Advice for Prospective Homebuyers

In light of these allegations, the Better Business Bureau of the Mid-South has recommended several cautionary measures for prospective homebuyers:

  • Conduct thorough research on the individuals involved in the transaction.
  • Arrange in-person meetings to build trust and verify identities.
  • Be cautious of high-pressure sales tactics.
  • Engage only with licensed professionals and independently verify their credentials.

As Daniel Irwin, a spokesperson for the BBB, emphasized, “Always work with a licensed professional and verify the licensing and the credentialing independently.”

For those considering home purchases, remaining vigilant can help safeguard against potential fraud.
